Duane Horton is the President of Scenic Land Investments Management, Scenic Land Company and Executive Vice President and Onwer of GenTech Construction Company.
Led by Mr. Duane Horton, Scenic Land Investments Management and its member investors are focused on maximizing the highest and best use development of challenging, undeveloped land. Scenic Land Investments Management seeks to provide its member investors’ with a maximum return on investment year over year through responsible stewardship of its funds and concern for all people and land involved in its investments.
Under Mr. Horton’s leadership, Scenic Land Investments Management’s first fund achieved a total return of 183 percent, outperforming the S&P 500 by nearly three times, or 195 percent, from July 3, 2008 to December 2015. While mortgage-backed securities rattled the financial system during the previous recession, Scenic Land Investments Management’s ARR performed at a steady 14.9 percent during the seven year duration of this fund.
Mr. Horton brings with him twenty years of land development and construction management experience. He has a degree in building construction, specializing in construction management, from the Georgia Institute of Technology. Mr. Horton worked with New South Construction while in college in Atlanta and returned to the Chattanooga area soon after graduating in 1997. Mr. Horton immediately went to work at Parks Construction, a local, family-owned general contractor. While at Parks, Mr. Horton began pursuing land development work.
In 2000, Mr. Horton managed the construction of the Market Center Building in downtown Chattanooga, a building purchased by Horton and others in 2009, which is now home to the Scenic Land Investments Management, Scenic Land Company and GenTech Construction, which quickly became one of Chattanooga’s leading general contractors.
GenTech was selected as a finalist for the Small Business of the Year by the Chattanooga Chamber of Commerce in 2006 and won the award the following year in 2007. GenTech was recognized as New Company of the Year by United Way in 2007 and was one of only 60 companies nationwide to be awarded the United States Chamber of Commerce’s Blue Ribbon Award in 2006. In addition, Mr. Horton has the distinction of operating as an owner, developer, and builder (through GenTech) of Chattanooga’s first LEED Certified (Gold) commercial building.
A few of Mr. Horton’s most notable projects include Siskin Hospital for Physical Rehabilitation, Jarnigan Medical Center, Oasis Park, including Sports Barn North, and Hamilton on Cherry, home of River Street Architecture and the first LEED certified building in Chattanooga and first commercial application of a green roof in the city. GenTech also completed one of Chattanooga’s first privately funded bioswale projects.
Scenic Land Investments Management current projects include an age-targeted community on Lookout Mountain, Georgia, adjacent to an assisted living center; a low volume, mixed-use retail and office park adjacent to a residential community in Chattanooga’s East Brainerd area, with over 100 acres of conserved property; a 190-acre multi use project located in Hixson, Tennessee; and a 435-acre residential and resort project located on Lookout Mountain, Georgia.
Mr. Horton has served as a founding executive board member for the building construction programs at Chattanooga State and the University of Tennessee at Chattanooga.
